Calgary home sales remain weak as October market enters final weekend

By ·

Calgary's resale housing market remains slower than a year ago, according to the Calgary Real Estate Board's latest daily summary. As of October 30, 1,563 residential sales had been recorded during the month, down 12.7 per cent from the comparable October 2025 total of 1,791. Active listings stood at 6,353, while sales during the most recent seven-day reporting window were about one-quarter below the equivalent week last year. The figures are a running monthly snapshot, not CREB's final October housing-market report.

The slowdown follows a year in which condominiums and row homes have experienced more price pressure than detached housing. September's overall residential benchmark price was $566,700, down 0.8 per cent year over year, while apartment and row-home benchmarks recorded larger declines. The latest daily summary does not yet provide a final October benchmark price, and the mix of properties sold can shift the average and median even when underlying valuations remain comparatively stable. Rising borrowing costs add another complication after the Bank of Canada increased its policy rate on October 28.

For buyers, a slower market can create more choice and negotiating room, but that does not mean every property type or neighbourhood is inexpensive. Builders and investors will be watching whether weaker sales lead to fewer new starts or longer marketing periods. Finalized October results will provide a clearer comparison across detached, row-home and apartment segments, alongside inventory and construction activity. The key question is whether the correction in higher-density housing spreads more widely or remains concentrated in the areas that experienced the fastest supply growth.
